Real Estate
Bandukra Law represents buyers and sellers in residential contracts and landlords and tenants in commercial leases and lease assignments. The firm's real estate practice also covers sale and purchase contracts, due diligence and title review, mortgage and closing document review, deed transfers (including transfers into revocable trusts, which often involve NYC ACRIS recording, the RPT form, and HPD Affidavit filings for properties in the five boroughs), Section 1031 like-kind exchanges, and landlord-tenant matters short of full litigation.
Business Law
The firm advises small business owners on the legal foundation of the company, including entity formation (LLCs, S-corporations, C-corporations), operating and partnership agreements, shareholder agreements, contract drafting and review, share or membership transfers, vendor and customer agreements, and the legal aspects of buying or selling a business.
Recent representative work includes drafting an operating agreement for a real estate holding LLC with a revocable trust as managing member; advising on the regulatory steps required to transfer pharmacy S-corporation shares into a revocable trust (involving New York Board of Pharmacy, DEA, and Medicare/Medicaid CHOW considerations); and negotiating commercial lease assignments incorporating Good Guy Guaranty terms.
Estate Planning
The firm's estate planning practice covers the documents most New York and Texas families require: a last will and testament, a revocable living trust where probate avoidance is a priority, a durable power of attorney for financial decisions during incapacity, a health care proxy and living will for medical decisions, a HIPAA authorization, and a remains agent designation for funeral and burial directions.
For Muslim clients, Bandukra Law prepares Islamic-compliant versions of these documents that integrate faraid (the Quranic inheritance shares), the 1/3 wasiyyah cap on bequests outside the obligatory shares, zakat provisions, faith-based health care directives, and Islamic burial instructions. Separate planning worksheets for traditional and Islamic plans are reviewed with each client at the consultation, ensuring the resulting documents reflect the client's actual wishes and family circumstances rather than a template.
The firm also handles more complex matters, including Medicaid asset protection planning for couples with multiple properties, special needs trust planning, business succession when a closely held company must pass to the next generation, and trust restructuring following a major life event.
